Search the Multiple Listing Service to review inventory where you plan to buy.

I think so! Interest rates are very favorable right now and county-wide prices appear to hold stable, so does inventory.

Note, the multi-million dollar properties are moving slower and prices may fall more in this segment.

Buyers should review trends for their target area to ensure their offers are competitive and yet they are not overpaying.

How much house can you afford?

Your search should begin by determining your price range. While lenders use different formulas for arriving at this figure, a general rule of thumb is that you should spend no more than 28% of your gross monthly income on housing costs or PITI (principal, interest, taxes and insurance), and no more than 38% on combined total monthly on housing and other long-term debt payments.

However, each person's financial picture is unique and I'll be happy to put you in touch with a reputable lender I trust to evaluate your buying power.

Determining the home characteristics that are important to you

We will discuss features such as location, age, size of house, physical condition, floor plan, and architectural style, and more. Once I understand your specific needs I will be able to best locate appropriate properties for you.

Harnessing the power of the Internet in your home search

We all recognize the tremendous benefit of research and real-time online property searching. In today's competitive market buyers must learn about new listings as soon as possible to allow a timely screening.

My powerful listing alert system scans upcoming listings and matches them to your criteria around the clock. As a potential client you can enjoy peace of mind that the latest matching properties are instantly brought to your attention. I will notify you by email and/or by phone depending on your preference.

My listing alerts allow you to scan the properties and decide which ones to pursue further. As a client, I will take you on tour to the homes on your shortlist and I will research any necessary and relevant background information on the homes you like best.

Other ways to learn about homes for sale

Through my extensive Coldwell Banker network I frequently hear about "upcoming" properties before they enter the MLS. As my client you have the unique benefit of learning this information in advance of the majority of buyers in the market competing with you for similar homes.

While the majority of properties is advertised in our regional Multiple Listing Service (MLS) database - a small percentage is not widely published in the MLS. Be sure to ask me about additional homes you see advertised in local papers, message boards, flyers, and with "For Sale By Owner" yard signs.

Understanding the asking price

Many factors influence the price that sellers expect to get for their home. While only you can decide how much you feel comfortable offering for a property, I will gather information about the property to help you make an informed decision about your offering price.

Some of the factors most commonly examined include:

  • How long the home has been in the market
  • Whether the price has been reduced
  • How much similar properties have recently sold for
  • Is it a seller's or a buyer's market?
  • Seller's motivation to sell
  • Condition of the property
  • Zoning and building regulations
  • Environmental conditions
  • School desirability
  • Demographics of the community

Negotiating the offer and the contract

Together, we will plan the offer and negotiation strategy in order to obtain the most advantageous terms for you at the price you are willing to pay for the property.

Escrow and Closing

Once the offer is accepted by the seller, I will provide a full range of services including arranging home inspections, choosing title and escrow companies - all designed to make your real estate transaction smooth and efficient. As we prepare to close escrow I will monitor the entire process to ensure all contingencies and conditions required under our purchase agreement are complete. I will accompany you to your final walk-through of the home prior to your closing date. Should a concern arise at that time, I will assist you in resolving it. You are the owner of your new home on the day of closing - this is the day when your purchase funds are fully received and the transfer of title is recorded with the county.

Congratulations - you have purchased your home!

How to select the best real estate professional to help you find a new home?

Look for experience in the local market, knowledge of local communities and schools, and strong negotiation skills. Select someone who presents you with a clear plan and an outlook of the entire purchase process. And above all, make sure you feel comfortable with your Realtor's style and overall professional conduct.
