How much house can you afford?

Your search should begin by determining your price range. While lenders use different formulas for arriving at this figure, a general rule of thumb is that you should spend no more than 28% of your gross monthly income on housing costs or PITI (principal, interest, taxes and insurance), and no more than 38% on combined total monthly on housing and other long-term debt payments.

Other ways to learn about homes for sale

Through my extensive Coldwell Banker network I frequently hear about "upcoming" properties before they enter the MLS. As my client you have the unique benefit of learning this information in advance of the majority of buyers in the market competing with you for similar homes.

While the majority of properties is advertised in our regional Multiple Listing Service (MLS) database - a small percentage is not widely published in the MLS. Be sure to ask me about additional homes you see advertised in local papers, message boards, flyers, and with "For Sale By Owner" yard signs.

Understanding the asking price

Many factors influence the price that sellers expect to get for their home. While only you can decide how much you feel comfortable offering for a property, I will gather information about the property to help you make an informed decision about your offering price.

Some of the factors most commonly examined include:

  • How long the home has been in the market
  • Whether the price has been reduced
  • How much similar properties have recently sold for
  • Is it a seller's or a buyer's market?
  • Seller's motivation to sell
  • Condition of the property
  • Zoning and building regulations
  • Environmental conditions
  • School desirability
  • Demographics of the community

Negotiating the offer and the contract

Together, we will plan the offer and negotiation strategy in order to obtain the most advantageous terms for you at the price you are willing to pay for the property.

Escrow and Closing

Once the offer is accepted by the seller, I will provide a full range of services including arranging home inspections, choosing title and escrow companies - all designed to make your real estate transaction smooth and efficient. As we prepare to close escrow I will monitor the entire process to ensure all contingencies and conditions required under our purchase agreement are complete. I will accompany you to your final walk-through of the home prior to your closing date. Should a concern arise at that time, I will assist you in resolving it. You are the owner of your new home on the day of closing - this is the day when your purchase funds are fully received and the transfer of title is recorded with the county.
